Alba Bay: the world's first wellness city

The project contemplates an estimated investment of US$5,500 million and will be developed on more than 36 million square meters of private land. Its execution has been planned in seven phases over approximately 20 years.

More than a traditional tourist complex, Alba Bay presents itself as the first city in the world designed from its origin around wellness, quality of life and the protection of natural resources.

A city for more than 120,000 inhabitants

The master plan contemplates more than 35,000 residential units and capacity for over 120,000 inhabitants.

The proposal will incorporate interconnected districts with apartments, villas, hotel complexes, commercial areas, public spaces and complementary services.

Its main projected components include:

✓ An artificial lagoon of approximately 27.7 hectares

✓ More than 160 kilometers of trails and bike paths

✓ A health and wellness district

✓ Commercial and entertainment areas

✓ Educational and community spaces

✓ Tourism and recreational infrastructure

The urban design is led by Arquitectonica, an international firm recognized for its participation in major architecture and urban planning projects.

Project progress and approvals

Alba Bay already has the approval of its Master Plan, the environmental license for its first phase and the authorization of its Ecological Free Zone.

It also has the presidential decree authorizing the Montecristi International Airport, while the technical and regulatory procedures required for the next stages continue.

The company behind the project is Bretagne Holding Limited, owner of 90 registered parcels that together exceed 36 million square meters.

According to information released by its developers, Alba Bay is backed by an international group of investors with experience in major real estate projects in Israel, the United States and Europe.

Sustainability and the protection of Montecristi

One of the project's main challenges will be developing a large-scale city within a province recognized for its mangroves, wetlands, reefs and national parks.

For this reason, the master plan incorporates sustainable mobility, renewable energy, environmental conservation, green spaces and responsible urban development in sensitive areas.

A new frontier for real estate investment

The execution of Alba Bay could represent a turning point for the development of the northwest region of the Dominican Republic.

The combination of coastal land, airport infrastructure, border-development incentives, an Ecological Free Zone and long-term urban planning could attract investment linked to tourism, construction, health, technology, commerce and services.

Alba Bay is still being developed in phases and, given its magnitude, several of its components will depend on additional technical, environmental and regulatory processes.

Even so, the progress achieved places this initiative among the most ambitious urban, tourism and real estate developments announced in the Dominican Republic and the Caribbean.

Montecristi, a province historically recognized for its natural and cultural wealth, could become the country's next great frontier of planned investment and development.
